The best you can do before committing yourself is to agree with the other person to write a simple contract with the main parts of the agreement for rental. Sign it, and make the other person sign it. Once you and the seller have the document, then you can proceed with the payment in the way you have agreed. Of course there is still some risk involved but you are minimizing it with just some easy steps.
